The site shall be anchored by The Portal Carrier Class Data Centre providing high density carrier neutral hosting and also serving the new Midlands Internet Exchange. The site already has POP’s for Cable and Wireless, Global Crossing, NTL, BT and others providing excellent latency plus to make the facility carrier neutral there are further carriers proposed to be brought in. The Class A BREEAM Excellent prestige offices are being developed around a courtyard with secure parking underneath. The layout is being designed to allow flexible office space which can provide offices from 4,000ft2 up to the full 150,000ft2 for a single occupier. The offices will take advantage of the prescence of the data centre on site in terms of internet access and hosting but also by using the surplus waste heat and through cooling systems supported by the on site water features all designed in conjunction with Saffa Riffatt and his team at Nottingham University. The aim here is to deliver functional office space with a truly prestigious appearance and the lowest possible cost in use to support the greenest of credentials.

On the A453 Queens Drive at the junction of Castle Bridge Road which was formerly occupied by the British Rail Headquarters and their data centre and telecommunications facilities. The site is proposed to have a Nottingham Rapid Transport system stop at the entrance and is well served for public transport and with Nottingham Station only a seven minute walk away.
