A potential regionally important distribution site. Our Cutacre site comprises a former surface mine currently under restoration together with agricultural and residential holdings. The development site totals around 85.8ha (212 acres) and the site could potentially offer up to 400,000 sq m of industrial/distribution accommodation. The surrounding 247.3ha (581.2 acres) will have access for recreation and wildlife.

The site lies in an excellent strategic location to the south of Junction 4 of the M61 motorway, approximately 5km (3 miles) to the south of Bolton between the settlements of Over Hulton and Little Hulton.

Bolton Council have recently adopted Cutacre within their Core Strategy Framework (2011) and are fully supportive in bringing the development forward through the planning process. At the present time there is a scarcity of new build accommodation with a restricted suitable land supply in the region. When set against improving market sentiment, Cutacre has the potential to be the premier industrial/logistics location servicing the North West.
